Our Story

About Us

We have been providing families opportunities to buy homes with seller financing for 30 years. Federal Homes Mortgage Analysis, Inc, our parent company, has been incorporated since 1992 and has an “A+” rating with the Better Business Bureau. We always close with a Title Attorney, so everything is legal and above board. Referrals of folks we've sold homes to are always available upon request.

Andrew DeVlieger  
CEO

  • Andrew is a former real estate agent and has six years of real estate investing experience. In this time, on a part time basis, Andrew bought and managed 15+ rental properties in the North Dallas area, many of which he later converted to airbnbs.

  • Andrew has also purchased, rehabbed, financed and sold many other properties to families throughout Texas who were looking to purchase with seller financing. 

  • Andrew graduated with a Masters Degree from Michigan State in 2013 and worked for Shell Oil, PepsiCo and PulteHomes until 2021. After eight years of working in corporate America and investing in real estate on the side, Andrew decided it was time to pursue his passion of being a full time real estate investor and teamed up with Shaun to create and manage Happy Home Express.

Michelle Carias - Sales Manager 
 

  • Michelle has a degree in International Relations and specialized in international business.

  • Michelle has over 2 years helping families to accomplish their dream to become Home owners, families that wasn't able to qualify for a traditional loan.

  • Michelle is an expert in the area of ​​marketing and sales, she has managed to sell more than 3 houses per month.

  • Michelle can help you find the ideal opportunity. Her extensive network and insider-knowledge make her a formidable player in the local real estate market. She won’t rest until She secures you the best deal.

Carol Mercado
General Manager

  • Carol worked as a real estate sales agent for three years after graduating college. She sold condos developed by two of the biggest real estate developers in the Philippines. 

  • Carol has provided virtual assistance to real estate investors in the U.S. since 2021. She started as a cold caller and has forwarded qualified sellers to the Acquisition Team that resulted in many successful closings.

  • Carol is task-focused and skilled at fixing technical problems. Carol is proactive in achieving great results while moving at a fast pace. 

  • Carol is well-rounded and has explored and excelled multiple positions in the company such as acquisitions, sales, operations and raising capital.

Abigail Vasquez
Operations Manager and Transaction Coordinator

  • Abigail is an Industrial Engineer with over five years of experience in the real estate industry, holding key roles as Operations Manager, General Manager, and Transaction Coordinator.

  • With a strong foundation in process optimization and organizational management, Abigail combines engineering expertise with hands-on real estate knowledge to create efficient systems that streamline operations and support business growth.

  • Abigail has overseen end-to-end real estate transactions, led cross-functional teams, and implemented strategies that ensure compliance, accuracy, and exceptional client experiences.

  • Abigail is known for attention to detail, problem-solving, and leadership

Operations Assistant

  • Miro has 5 years of related experience as an Administration VA in a Real Estate Sales and in a Customer Service field.

Operations Assistant

  • Lead the client services team in assisting tenants, buyers, and property owners across a diverse real estate portfolio.

  • Ensure timely communication and high levels of customer satisfaction throughout all interactions.

  • Manage the full billing cycle, including rent collection, late fees, security deposit tracking, and monthly account reconciliations.

  • Bring 8 years of customer service experience in sales and billing departments to the role.

Ryan Manese
Sales and Marketing Specialist

  • Ryan, with his background in Information Technology, is well-positioned to transition into the role of a Virtual Assistant.

  • Adapting to a range of tasks beyond IT, including scheduling, email management, and basic administrative duties, will be a part of Ryan’s new role.

  • Continuous learning and staying updated with the latest tools and practices in the virtual assistant sphere will ensure that Ryan remains competitive and efficient in his role especially when dealing with international clients. Finally, self-motivation is key, especially in the often solitary landscape of remote work, ensuring that Ryan stays proactive and engaged in his new career path.

Sales Representative

  • Aurora holds an Engineering degree and enjoys working with numbers to provide top-notch service.

  • With over 20 years of experience as an industrial equipment sales representative, she primarily communicates in Spanish during her calls.

  • She has spent over 5 years as a sales representative in advertising at JS Paluch Co.

  • In her role as a virtual assistant, she has gained over 2 years of experience in acquisitions and now helps new homeowners fulfill their dreams.

Mackie Buenaventura

  • Mackie has been an Acquisition Manager since 2021 and has closed multiple deals. She managed the research, analysis, and negotiating activities required to assess opportunities for acquiring additional properties, leading to top dollar for the sellers. 

  • Mackie is an intense, results-oriented person, whose drive and sense of urgency are tempered and disciplined by a strong concern for the accuracy and quality of the details of any work for which she is responsible. Her approach to any work done is based on thorough analysis and her detailed knowledge of all pertinent facts.

  • She is detail-oriented and thorough; works to ensure things don’t fall through the cracks, and follows up to ensure they’re done properly and on time.
